Compare the same building and requested work
Before comparing commercial totals, make sure the proposals address the same roof areas and project stage. A repair recommendation, a recover proposal, and a full replacement price cannot be treated as interchangeable simply because each says “roofing.”

Turn an omission into a question
When removal, equipment coordination, or closeout records are not mentioned, ask whether they are included. Do not infer an answer from the document’s length. Keep each contractor’s clarification with that proposal rather than rewriting both as if they promised the same work.
Preserve alternatives
If a contractor proposes a different approach, ask for its rationale and assumptions. A useful comparison can contain two different options. It becomes misleading when differences disappear into a score or when the cheapest total is labeled the best value without examining the work.

- Decide whether different approaches require further assessment.
